Townhouses in Northeast D.C., with Metro steps away, are turning heads

Newly built homes in the District are hard to come by, especially within walking distance of a Metro station. That may explain why Parkside in Northeast, a collection of three-story townhouses in a tree-lined development, is selling fast.

While the neighborhood offers access to the city, it’s situated away from a lot of the hustle and bustle and thrives in its own enclave.

Base prices are $371,990 for the Logan units and $407,990 for the Parker units.

Prospective buyers swarmed the sales office and model last weekend. Already, more than half of the 100 planned townhouses have been sold in the second phase of the community, which opened in mid-October, said sales consultant Ty Arrington.

The development is wooing buyers who want to be close to highways and offices in downtown D.C., she said. “A lot of the buyers who are coming from Virginia and Maryland used to live in D.C. and are coming back,” she said.

One- or two-car garages: Since the Minnesota Avenue Metro station is within walking distance, the first decision home buyers must make is what size garage they will need. That will narrow the choices, as there are two floor plans, each with slight variations.

The Logan floor plan offers a one-car garage and the larger plan, while the Parker has a two-car garage. Both types of garages leave enough room to store a bike or have a little space for storage. These attached garages are designed to create a nice courtyard of sorts in the back of the residences with private concrete driveways and standard second-story balconies. Balconies are entered through a sliding glass door, with the option of adding more elegant patio doors.

Guests enter the unit on the first level. Depending on which floor plan is chosen, they will enter into a foyer with either a private bedroom with a walk-in closet to the side or a spacious home office. In the larger model, there’s also the option of turning the home office into a fourth bedroom and adding a fourth bathroom.

All of the plans come with an open main level on the second floor, where a sunlit family room blends directly into the breakfast room and kitchen to create a large, multi-purpose space for gatherings with family and friends. The family rooms range in size from 15 by 11 feet all the way up to a 20-by-15-foot great room. All but one of the plans come with a large center island that doubles as a breakfast bar for grabbing a quick bite to eat and can comfortably seat four people. The model homes highlight stainless-steel appliances and trendy upgraded cabinets in dark colors. Hardwood floors and granite countertops are standard features that enhance the luxurious feel of the townhouse.

Tray ceiling option: Another set of stairs goes to the top level. In the Logan plan, there are two bedrooms, including an owner’s suite with ample closet space and double sinks. Both bedrooms have private baths, and there is a laundry area near a bedroom. This plan has the third bedroom on the first floor, a convenient location for an in-law suite or guest quarters.

In the Parker model, all three bedrooms are on the top floor, with two sharing a hall bathroom with a tub. The model highlights the hall area with a decorative mirror design that gives the illusion of even more space. The owner’s suite comes with a walk-in closet and, like all of the largest bedrooms, has the option of adding a tray ceiling. This plan also comes with the option of adding a spa bath, which the model showcases, and includes an oversize shower with built-in seating, a separate water closet and a black granite sink.

What’s nearby: A tot lot and park are in the community. Kenilworth Aquatic Gardens, Dorothy I. Height/Benning Neighborhood Library, shops and restaurants are in walking distance.

Transit: The community is served by the Minnesota Avenue Metro station and the Orange Line.
