The blaze broke out at about 0530 GMT in Corsewall Crescent. The blaze in the ground floor bedsit broke out at about 0530 GMT in Corsewall Crescent.
Dumfries and Galloway Fire and Rescue service put out the blaze but police confirmed a man had been found dead in the property. Dumfries and Galloway firefighters required breathing apparatus and managed to recover a man from the house, but he failed to survive.
A spokesman for Dumfries and Galloway Constabulary said a joint investigation was under way to try to establish the cause of the fire. Investigators later blamed the fire on discarded smoking materials which lit combustible materials in the house.
